What happens if the property is empty?

You still get paid. The rent is guaranteed for the full term of the agreement — void periods are our risk, not yours.

Who pays for maintenance?

We handle day-to-day upkeep and light maintenance as part of the agreement. Major structural items — the roof, windows, boiler — remain the landlord's responsibility, as with a standard tenancy.

How long are the agreements?

Typically 3 to 5 years, agreed up front. Longer terms are what let us guarantee your rent without voids.

What does it cost me?

Nothing. There are no fees and no commission — the figure we agree is the figure you receive, every month.

Our story

A personal reason behind Rest

I'm Dylan, Director of Rest Property Solutions. I also run a construction company, and Rest began with a problem I was facing myself.

When my subcontractors came to Liverpool and the North West for work, I struggled to find suitable accommodation for them. They needed somewhere comfortable to stay — a place where they could settle in and properly rest after a day's work.

That experience is why I started Rest Property Solutions. I wanted to help solve that problem for my own team and for other working professionals coming to the area.

For me, this is about looking after the people staying in our homes and the landlords who trust us with their properties. I want professionals to have somewhere they feel at home, and landlords to feel confident that their property is being cared for.

We work with landlords across Liverpool and the North West, offering guaranteed rent and taking care of the day-to-day management so they can enjoy their income with peace of mind.

We also work with estate agents: your fees are still paid in full by the landlord, while we take on the tenancy management, inspections and maintenance for the agreed term.
